Energy efficiency legislation could lead to rent hikes

New energy efficiency laws for the private rental sector could lead to rent hikes, as landlords forced to carry out energy efficiency improvements pass on the costs to their tenants, the Residential Landlords Association (RLA) has recently warned.

Under current legislation, from 2018, it will be illegal for private landlords to rent out properties with ‘F’ and ‘G’ energy efficiency ratings. But because almost a third of the private rental housing stock was constructed before 1919, they are expensive to make energy efficient, which means that landlords could have to pay up to £5,000 for improvements.

The RLA is calling for the scheme to support improvements in the private rental sector and avoid the “tax on tenants”.

Policy Consultant at the RLA, Richard Jones, says: “Whilst we all want to see improvements in the energy efficiency of homes to rent, that cannot come at the expense of driving up rents. The Government’s proposals will amount simply to another tax on tenants.”

HeatSave Wireless programmable TRVs – affordable energy efficiency improvements slashing bills by up to 30%

Wireless programmable thermostatic radiator valves offer the best returns in terms of energy efficiency and overall installation costs. The HeatSave wireless TRVs enable users to set specific functioning times for each valve, and, since radiators are individually controlled, home owners are fully capable to maximise the zoning potential and reduce energy consumption in those areas that are not used for longer periods of time (as for example, dining or sitting rooms and kitchens during the night, etc.).

Additionally, the HeatSave wireless thermostatic radiator valves also provide an automatic exercising feature when unused for 7 days, whose purpose is to minimise seizing of radiator valves in warmer months.

All in all, the HeatSave TRVs enable users to achieve some pretty impressive savings, as they will help reduce your heating bills by up to 30%, especially when coupled with the HeatingSave Building Energy Management System.
